The premium here pays for two things buyers cannot manufacture elsewhere: lot sizes and mature canopy. The biggest mistake sellers make is treating Saratoga like Los Gatos or Cupertino. It is not. The selling cycle is longer, the marketing needs to find the specific buyer who wants this kind of property, and the negotiation is rarely a multi-offer feeding frenzy.
